How a Life Estate Works

  1. The donor notifies the Philadelphia Foundation of their intent to make a life estate gift
  2. The Philadelphia Foundation assesses the house for compliance with our gift acceptance policies and gathers appropriate documentation
  3. Once agreement is signed, the donor can deduct full market value and avoid capital gains tax
  4. The donor lives in the home or vacation home for life
  5. Upon the donor’s death, the Philadelphia Foundation sells the home and uses the proceeds to set up a fund for causes that matter to the donor
